For the 99-year leasehold property, this amounts to $603 per square foot per plot ratio (psf ppr) — a record land rate for an EC site under the government land sales (GLS) program.
Taurus Properties SG, a wholly-owned subsidiary of City Developments Limited and joint venture partner MCL Land, said it plans to build 628 residential units with enough landscaping.
According to the plan, these flats will be spread out over 12 blocks with up to 14 storeys each.

About Tengah EC
Tengah EC is a new executive condominium located at Tengah garden walk. It is one of the most highly sought after residencies of Tengah due to its smart features and green buildings. All Tengah EC features are shown in the latest master plan by the URA (Urban development Authority) of Singapore.
Copen Grand EC is a leading residential developer that takes pride in pursuing ideas and innovations that meet or exceed customer expectations. Tengah EC believes in providing long term value to customers and their families by evolving with the times. The developers know of the importance of bringing people together, not only as a family but as a community; that is why they provide convenient transportation, schools, and recreational centres to foster community growth.
The developers of Tengah EC have a detailed plan to transform the 22,020 square meters of land into 61 695 square meters of gross floor area. They aim to build high-quality executive condominiums site with 12 blocks of up to 14 stories each. The blocks will consist of up to 628 residential condominiums with extensive landscaping to maintain Singapore’s eco-friendly trajectory. The developer’s design seeks to fulfil the super low energy rating and Building and Construction Authority (BCA) Green Mark in accordance with the conditions of tender for the land.
Tengah EC developers understand the rising demand for executive condominiums, and they plan to upgrade and transform the extensive site into a superior quality residential hub. Developers have chosen the site due to its strategic location near major transport stations to boost connectivity for the residents. Tengah EC is located at the heart of Tengah Town, where it will service by two stations: Tengah MRT and Tengah Plantation MRT stations. In addition, Tengah EC is conveniently located near Singapore’s seventh MRT line with three upcoming MRT stations at the future Jurong Region Line. As a result, residents will easily be able to commute between the north-western and western parts of the city-state.
Tengah EC is strategically located near central business districts and several educational institutions. The site will be in close proximity to the Central Business District, just 30 minutes drive. Additionally, Tengah EC will also be near the Jurong Innovation District, an advanced manufacturing hub that aims to become a global leader in the manufacturing sector. It is also close to the Jurong Lake District, the second-largest central business district outside Singapore’s city centre.
And when it comes to education, the developers of Tengah Residences EC choose the site due to its close proximity to all the different levels of education institutions. Numerous schools surround Tengah EC; primary schools, such as Princess Elizabeth and Shuquri Primary school; Secondary schools, such as River Valley high school; and higher learning institutions, such as Lakeside Campus of Canadian International School and Dulwich College of Singapore. Tengah EC is also located near the upcoming health and medical centre along Hong Kah road.
Additionally, the site has 12 plots of land zoned for educational institutions, all within 2 kilometres radius of Tengah EC.
Eco-friendly Green Town
Tengah EC will be developed with green technologies that aim to reduce the town’s carbon footprint and complement the surrounding green environment. Eco-friendly and sustainable green features will be a key factor taken into consideration when developing Tengah to enhance the lives of its residents. Since the site is located in an evergreen forest town, Tengah EC will feature a good mix of nature and the latest innovations in green technologies. These green features and amenities will cater to the young population that will primarily be working from home, thereby providing a healthy working and living environment.
Tengah EC site plan will feature green modes of transportation such as railway lines and broad paved cycling paths that will limit car dependency. Residents of Tengah EC will be able to enjoy the newly opened MRT station that will be near the site. The residents will also be within a ten-minute walk from the upcoming car-free town centre, which will feature tons of green space. The roads will also run beneath the town centre, thereby freeing more first-floor space for creating commercial buildings or recreational amenities to improve the lives of its residents.
Tengah EC location is near the Bukit Timah Nature Reserve, which is near several greeneries that residents can use for morning exercise and nature walks during the weekend. The site draws its inspiration from nature and uses it to transform Tengah EC into a holistic place for growth and wellness lifestyle. Residents can leverage these amenities for physical rejuvenation, relaxation, and unwinding. There are many species of trees, plants, shrubs and flowers with various pollinating insects and birds to create a long-term sustainable green town. Additionally, numerous water bodies such as ponds and canals purify the air and atmosphere to energise the body and mind.
Additionally, the Plantation District is also near Tengah EC. It will provide community gardens and farms with a community farm-way growing the precincts. Furthermore, the Plantation District will serve as a home for farmers’ markets as well as “farm-to-table” dining. With the rich diversity of trees and plants, cycling-friendly infrastructure, distinguished wooden structures, green buildings, and car-free town centres, Tengah EC will, without a doubt, be a town that truly feels like a perfect marriage between nature and urban life.
Last but not least, shopping centres and malls are one of the primary considerations when looking for a property to invest in. Tengah EC is located at the heart of Tengah town, which has several shopping centres and malls where residents can not only shop but also get employment opportunities. For example, Tengah EC is near the newly opened Le Quest shopping centre, West Mall – one of the busiest shopping malls in the west with many restaurants, retail outlets, supermarkets, boutiques and cafes, and West Gate mall – a famous shopping mall with 400 shops, hotels, restaurants, and spas among others.
Other Shopping centres and malls include

Tengah URA Masterplan
- 5 distinct housing districts – More housing options amidst lush greenery, with around 42,000 new homes spread across 5 districts. Each offers quality amenities and unique local feature
- Central Park – 20 hectares park features a naturalised waterway
- Community Farmways – Grow on edible and ornamental plants at the community quadrangles and thematic playground
- New neighbourhood centre and community centre – new neighbourhood centre and community club at Tengah’s Plantation District and linear mall featuring various eateries and retail options which will also link home to Future Tengah Plantation MRT station.
- Dedicated Pedestrian and Cycling Network – new roads for safer and easier walking cycling experiences around Tengah.
- Forest Corridor – Spanning 100 meters wide and 5 km long, the Forest Corridor will be enhanced with native rain forest species and serve as the ecological connection between the Western and Central Catchment Areas.
- Jurong Region Line – Four new MRT stations will be completed by 2026/2027 and provide greater accessibility in the West Region
Tengah’s residential sections will be separated into five districts, each with its own personality. Plantation District, Garden District, Park District, Brickland District, and Forest Hill District are the districts.
As part of HDB’s aims to integrate nature into residences, forest and nature themes will be prominent in the planning and design of the districts.
With an area of about 90 hectares, Plantation District could have about 10,000 new homes when fully completed.
Plantation District will be green, sustainable, and intelligent, with four main themes guiding its growth:
- Cultivate the Plantation Farmway – Creating a new way of life and community based on communal farming;
- Embracing an active and healthy lifestyle through encouraging walking, cycling, and public transportation use;
- Creating dwellings in the middle of nature, where flora and water elements naturally merge with housing, led by the Biophilic Town Framework;
- Live Smart – Using science and technology to make the living environment more livable, efficient, sustainable, and safe for occupants.
The Plantation Farmway is a prominent component of the Plantation District, which is intended to be a hub for community farming. It will weave through the residential precincts and link the district’s communal and recreational amenities, measuring roughly 40 meters wide and 700 meters long. The Plantation Farmway will also function as a green connection, connecting inhabitants to other important Tengah town infrastructure and amenities including the town centre, Central Park, and Forest Stream.
Tengah inhabitants will be able to experience farm-to-table eating by growing their own vegetables and sharing the bounty at farmers’ markets along the Farmway. These events provide everyone with the chance to try a new way of life, interact with one another, and rekindle the kampung spirit.
The Grand Piazza, a huge open green with a modest stage flanking the Plantation Farmway, will give extra chances for community interaction. Residents can attend and participate in community activities such as exhibits, bazaars, and community performances, which are held on an average of 1,000 square meters.
Garden District is estimated to provide up to 6,500 new homes when fully completed, and will see greenery and water features intertwine seamlessly with housing.
The Garden Farmway will be a prominent feature of the district. This greenway will meander through the housing precincts, measuring on average 40 meters wide and 900 meters long. The Farmway will function as a green recreational corridor connecting the precincts in Garden District together, with recreational, social, and community facilities running both sides.
Within the Garden Farmway, HDB will collaborate with NParks to provide around 3,000 square meters of area for community and allotment gardening, allowing residents to enjoy farm-to-table eating while growing their own vegetables and sharing the product. Residents will be able to experience a different way of life, engage with one another, and rekindle the kampung spirit via these activities.
Tengah inhabitants will also have access to two significant recreational areas in Tengah Town via the Garden Farmway. Tengah Pond is located on one end of the Farmway, where inhabitants may enjoy a variety of shopping and recreational amenities as well as a stroll along the waterfront promenade. Residents will be directed to the proposed Central Park, a 20-hectare green lung where they may participate in a variety of activities. The Garden District’s western side is also flanked by Central Park, which serves as a natural buffer between houses and the planned Jurong Innovation District.
Providing about 7,200 new homes when fully completed, the Park District will be the hub and heart of Tengah where “car-free” Tengah Town Centre will be cited.
The Forest Corridor, which runs along Park District’s northern boundary, will surround the district, bringing the concept of dynamic urban living in a park-like environment to reality. Residents may easily explore their community, communicate with one another, and enjoy nature just outside their homes.
The future Central Park will be a stone’s throw away from residents’ houses, allowing them to enjoy daily strolls in the park. The Forest Stream, an existing waterway that will be naturalized and manicured, will provide a magnificent environment for leisure activities in Central Park.
A 1.5-kilometre Rainforest Walk winds between the housing buildings and links Central Park to the Forest Fringe, adding to the park’s appeal. Along the Rainforest Walk, residents may expect to see nature-themed playgrounds, open green spaces, and lounging spots. The Rainforest Walk’s planting will be stratified to resemble the emergent canopy and understory strata seen in a tropical rainforest. At different times, features like vegetated swales and rain gardens will give the final touches and assist to bring the rainforest experience to life.
Residents may look forward to Singapore’s first “car-free” Town Centre, with highways scheduled to run beneath the Town Centre, allowing for a variety of commercial and retail spaces, cafes, the Neighbourhood Centre, and the future Jurong Region Line to be built on the ground level (JRL).
The center of the town centre will be safe and welcoming for locals to stroll and cycle since it will be separated from highways and traffic. This would improve pedestrian connection in the town center to Central Park and other nearby social-communal green spaces.
A polyclinic and a “retail strip” — a linear pedestrian mall with stores and a Residents’ Network Centre – will be part of the neighbourhood center. Residents may expect roughly 40 stores, including food and retail alternatives, commercial services (e.g., hair salons, tuition centers, etc.), a food court, and a supermarket, to suit their daily requirements when the project is finished in 2025.
Forest Hill District
Surrounded by the Forrest Corridor and greenery, Forest Hill District exemplifies the concept of “living amidst the nature” while being stone throw away from the Town Centre.
The building in Brickland’s District allude to Tengah’s industrial past where brick-making factories were located. The district will have unobstructed views of the Forest Corridor.
